BENBROOK

The short answer: Benbrook is the deepest market on the west side by a wide margin — 289 homes closed in the twelve months to October 2026, more than White Settlement and Lake Worth combined. The median was $339,000 at about $187 a square foot, 1,936 square feet built around 1978, under contract in a median 27 days at 97.4% of asking, the strongest of the west-side cities. If you are house-hunting on a deadline, this is where the choice actually is: 87 homes are listed now.
Benbrook is the largest and most liquid housing market on Fort Worth’s west side, and the one most often mistaken for a Fort Worth neighborhood. It is its own city, spanning four ZIP codes — 76126, 76116, 76132 and 76109 — but it is served by Fort Worth ISD, and its combined property tax rate of about 2.098% is second only to Westworth Village among the west-side cities.
289 single-family homes closed here in the twelve months to October 2026, against 57 in Lake Worth and 34 in Lakeside. That depth matters: it means the comparable sales behind any Benbrook valuation are real rather than borrowed. The median sale was $339,000 for about 1,936 square feet built in 1978, and it went under contract in 27 days at 97.4% of its original asking price — the strongest list-to-sale ratio of the three cities.
Here is the thing a buyer browsing Benbrook online will get wrong. The 87 homes currently listed carry a median asking price of $485,000, while closed sales ran a median of $339,000. That $146,000 gap is not a falling market. It is composition: the active pool skews new and large, with a median build year of 2000 and 2,402 square feet, while what actually transacts is 1970s stock at 1,936 square feet. 131 of the 289 sales were built between 1960 and 1979. The Benbrook you see advertised is a more expensive town than the Benbrook that closes.
The age bands bear that out. Pre-1960 homes closed at a median of $280,000 at 98.5% of ask in 21 days, and 1980s and 90s homes at $339,500 in 21 days. Homes built since 2000 closed higher at $470,585 but took 40 days at 96.7% — the slowest and the most negotiable part of the market. Across the city, 48 of the 87 active listings have already cut their price.

FREQUENTLY ASKED QUESTIONS
Is Benbrook part of Fort Worth?
No. Benbrook is its own incorporated city southwest of Fort Worth, with its own city government and tax rate, spanning ZIPs 76126, 76116, 76132 and 76109. It is served by Fort Worth ISD, which is why it is so often assumed to be a Fort Worth neighborhood.
What do homes in Benbrook sell for?
289 single-family homes closed in the twelve months to October 2026 at a median of $339,000, ranging from $147,474 to $1,720,000. The median home was 1,936 square feet, built in 1978, on 0.23 acres — about $187 per square foot.
Why are Benbrook listings priced so much higher than recent sales?
Because the two pools are different houses. The 87 active listings carry a median ask of $485,000 with a median build year of 2000 and 2,402 square feet. Closed sales ran a median of $339,000 at 1,936 square feet built in 1978. It is a composition difference, not a market correction — and it means online browsing will overstate what Benbrook costs.
What is the property tax rate in Benbrook?
About 2.098% — Fort Worth ISD at 1.029099, the city at 0.576304 and the shared county levies at 0.4923. That is second only to Westworth Village among the west-side cities: roughly 0.14 points below Lake Worth and 0.37 below Lakeside.
How fast do homes sell in Benbrook?
The median closed sale went under contract in 27 days at 97.4% of its original asking price, the strongest ratio of the west-side cities. The newest homes are the exception: those built since 2000 took 40 days at 96.7%. Across the city, 148 of 437 finished listings recorded no sale, and 48 of the 87 current listings have already been reduced.
What school district serves Benbrook?
Fort Worth ISD, despite Benbrook being its own city. Confirm the specific campus assignment for an address with the district before relying on it.
Is Ventana in Benbrook?
Ventana shares the 76126 ZIP code with much of Benbrook, but it is a separate master-planned community inside Fort Worth city limits, not part of Benbrook. The two were checked against each other in our own MLS data and share no listings.
