WHITE SETTLEMENT

Written by Eric Duran — Founder and Realtor, The Fort Real Estate · Updated October 20, 2026

The short answer: White Settlement is really two markets. The median is $215,000 across 156 closings in the twelve months to October 2026 — 1,350 square feet, built around 1960, about $170 a foot. But homes built since 2020 closed at a median $370,000 and 98.6% of asking, against 96.3% for the market overall. It is also the closest address to the Lockheed Martin gate, with its own city government and its own school district in White Settlement ISD, not Fort Worth ISD.

White Settlement is its own city, not a Fort Worth neighborhood — an incorporated municipality in 76108 with its own city government and its own school district, wrapped by Fort Worth on three sides. That distinction is not trivia. It changes your tax rate and your schools.

It is also the closest place to live to the Lockheed Martin entrance. From S Cherry Lane and White Settlement Road the plant gate is four to eight minutes away, about a mile and a half, arriving at 6:30 on a weekday morning. Nowhere else on the west side is close to that.

The housing stock is two different markets sharing one ZIP code. Most of it is the original post-war build-out — 71 of the homes that closed in the past year were built before 1960, at a median of $170,000 for about 1,100 square feet. But 45 of 155 closed sales, nearly a third, were built in 2000 or later, and the homes built since 2020 closed at a median of $370,000 for about 1,850 square feet. A median across all of it lands at $215,000 and describes neither one.

Worth knowing if you are selling: the newer homes are holding their price better. Homes built 2020 or later closed at 98.6% of their original asking price, while pre-1960 homes closed at 94.9%. The older stock is where buyers negotiate.

White Settlement ISD serves the city, a separate district from Fort Worth ISD — which surprises people who assume a Fort Worth mailing address means Fort Worth schools. Confirm the attendance zone for the exact address before you make an offer.

The combined property tax rate is 2.407% for 2026, toward the higher end of the west side. Westworth Village is 1.996% and Benbrook 2.098%, so on a $215,000 home the difference against Benbrook is roughly $660 a year. That is the trade for being this close to the plant.

One honest note, because people ask and the answer is rarely written down: you hear the jets. I lived here for a few years and they were very loud. In my experience it has never changed an offer — it comes up in conversation and people buy the house anyway — but you should know before you tour, not after.

FREQUENTLY ASKED QUESTIONS

How much do homes in White Settlement cost?

The median single-family sale was $215,000 over the twelve months to October 2026, across 156 closed sales ranging from $90,000 to $480,000. That median hides a real split: homes built before 1960 closed at a median $170,000, while homes built since 2020 closed at a median $370,000. What you pay depends far more on the age of the house than on where in the city it sits. (NTREIS, pulled October 14, 2026.)

Is White Settlement part of Fort Worth?

No. White Settlement is its own incorporated city in Tarrant County, with its own city government and its own school district, surrounded by Fort Worth on three sides. The mailing address and the 76108 ZIP lead a lot of people to assume otherwise, but the city line is real and it changes both your tax rate and your school assignment.

How far is White Settlement from Lockheed Martin?

Four to eight minutes, about 1.4 miles, from S Cherry Lane and White Settlement Road to the plant entrance at 1 Lockheed Blvd, arriving 6:30 AM on a weekday. It is the closest residential area to that gate. The NAS JRB main gate is a different trip entirely — nine to sixteen minutes and 5.8 miles, because it sits at the far end of the same runway.

Can you hear the jets in White Settlement?

Yes. I lived here for a few years and they were very loud. The west side hears them most, and White Settlement is as close as it gets. In my experience it comes up in conversation and does not change offers, but go stand outside at the hour you would actually be home before you decide.

What school district serves White Settlement?

White Settlement ISD, a separate district from Fort Worth ISD. Confirm the attendance zone for the exact address before making an offer — boundaries do not always follow the lines people assume.

What are property taxes in White Settlement?

The combined 2026 rate is 2.407% — the City of White Settlement at 0.762261, White Settlement ISD at 1.152800, plus the Tarrant County base of 0.492300. That is toward the higher end locally: Westworth Village is 1.996% and Benbrook 2.098%. On a $215,000 home the gap against Benbrook is about $660 a year. (Tarrant County 2026 adopted rates.)

Is there new construction in White Settlement?

More than people expect. Nineteen homes built in 2020 or later closed in the past twelve months, at a median $370,000 for about 1,850 square feet, and they sold at 98.6% of original asking price — the strongest ratio in the city. Counting everything built since 2000, it is 45 of 155 closed sales, close to a third of the market. (NTREIS, pulled October 14, 2026.)
