Most people who move to Fort Worth for TCU start with the same problem: they know exactly where the campus is and nothing at all about the neighborhoods around it. Tanglewood, Westcliff, University Place, Overton Park — the names mean nothing until someone explains them.

This page is that explanation. Six neighborhoods, how far each one actually is from campus, what homes are selling for in each, and one city ordinance that changes the math for anyone thinking about buying a house and filling it with roommates.

The closed-sales column matters. Overton Park’s figures rest on 34 sales; Colonial’s rest on 6. Read the thin ones as indicative, not definitive.

How these numbers were measured

Drive and walk times are measured to TCU’s main campus address, 2800 S University Drive, departing on a weekday morning. Each one starts from a named intersection so you can reproduce it:

University Place — Greene Avenue & Park Hill Drive
University West — Stadium Drive & Park Hill Drive
Colonial — 3735 Country Club Circle
Westcliff — Westcliff Road & Alton Road
Overton Park — Bellaire Drive South & Overton Park Drive East
Tanglewood — Ranchview Drive & Overton Park Drive West

The walk times come straight from mapping software, which is conservative. Most people walk a mile faster than 23 minutes. Market figures are closed sales from NTREIS over the trailing twelve months — actual sale prices, not estimates.

What the market data actually shows

Closer to campus does not mean stronger. University Place sits half a mile from campus and takes a median 48 days to go under contract at 92.6% of list. Tanglewood is four times farther out and goes under contract in 8 days at 98.2%.

That gap is not about the streets. It is about which houses are in each market. Sort University West by how well homes sold and the bottom of the list is specific:

Same neighborhood. Two of those addresses are on the same street. The large, many-bedroom homes sat for three months and sold at a discount. The small one sold in three days at nearly full price.

The pattern repeats in University Place, where a six-bedroom on South University Drive sold at 84.8% of list after 151 days and a five-bedroom nearby sold at 86.2% after 97. There is a reason, and it is written into the city code.

The TCU Residential Overlay — three unrelated persons

Fort Worth maintains a TCU Residential Overlay District, codified at § 4.406 of the zoning ordinance. Its stated purpose is to “facilitate preservation of existing single-family residential neighborhoods.” The provision that matters to buyers:

No more than three unrelated persons may occupy a single dwelling unit.

Related persons count as one; everyone else counts individually. A narrow exception exists for properties whose owners registered as a nonconforming use by March 31, 2015 — those were capped at the density they could demonstrate already existed, to a maximum of five. That status is lost if the use stops for 24 consecutive calendar months.

Properties in the overlay carry a /TCU suffix on their zoning — A-5/TCU rather than plain A-5.

Which neighborhoods it covers. Checking the city’s own zoning overlay layer, test points in University Place, University West and Westcliff fall inside the district. Tanglewood falls outside. Overton Park is split — the boundary appears to run through it.

Colonial also falls inside the boundary, but the rule has no practical effect there. Colonial is established single-family housing with no student rental presence, and the occupancy limit is not something a buyer at that price point runs into. It is listed here for completeness, not because it is a consideration.

The boundary is irregular. Do not rely on a neighborhood name. Look up your specific address on the city’s zoning viewer and check whether the designation carries the /TCU suffix.

Where the student rentals actually are

Student rentals are not spread evenly around campus. They concentrate on the east side of University West, particularly around Wabash and Rogers; east of University Place, off Forest Park; and north of Bluebonnet Circle.

Colonial, Overton Park and Tanglewood have no student housing. These are established single-family neighborhoods, Colonial most of all.

If you are buying to live in, this matters for what your block feels like in August. If you are buying as an investment, it matters even more — the blocks with the most student housing are the blocks where the resale data is weakest.

Buying a house for your TCU student

The pitch is familiar: buy a five-bedroom near campus, your student lives in one room, four roommates cover the payment, you sell in four years.

Inside the overlay, that plan is not legal. Three unrelated people is the cap. Your student plus two, not your student plus four.

And the resale data says the market already knows. The houses configured for that strategy are the ones sitting longest and selling for the least, because every buyer who runs the same math reaches the same conclusion.

That does not mean do not buy. It means check the address, not the neighborhood — Overton Park is split, Tanglewood is outside. It means understanding that a six-bedroom in the overlay is a large house with a legal occupancy cap, and your eventual buyer will price it that way. And it means running the numbers against four years of actual housing cost, not against rent from four roommates you cannot legally house.

Game day

TCU home games move a lot of people through 76109, and it is more manageable than newcomers expect.

The arterials carry the load — South University, Berry, Stadium, Colonial Parkway, McCart, Forest Park. Fort Worth PD restricts street parking on the north side of campus, which keeps game traffic from spilling into the University West residential blocks. Westcliff gets busy. Shuttles run from churches and parking lots around 76109.

Everything on this page is walkable to campus on a game day, and traffic control is good. If you are touring homes on a fall Saturday, check the schedule first — not because it is impassable, but because you will not see the neighborhood the way it normally is.

Faculty, staff and long-hold buyers

Different priorities than a four-year hold. Tanglewood and Overton Park are where the resale data is strongest — 8 and 23 days to contract, 98.2% and 96.7% of list — and neither carries a meaningful student rental presence. Both are a five to seven minute drive.

Westcliff is the most attainable of the six at a $675,000 median, with 23 closed sales over the last year, which is more available inventory than most of the others.

Relocating to Fort Worth with TCU as your anchor

All six neighborhoods are in 76109, all within a seven-minute drive of campus. The Cultural District, the Fort Worth Zoo, Colonial Country Club and University Park Village are within the same few miles. Downtown is roughly ten minutes north.

Housing stock ranges from 1930s bungalows in University Place to 1960s ranch homes in Tanglewood and Overton Park. Median sale prices across the six run from $675,000 to just under $2.5 million.

Schools

The area around TCU is served by Fort Worth ISD. School assignment is by address, not by neighborhood, and attendance boundaries change. Verify the assignment for any specific property using the district’s own boundary lookup before you make a decision based on it.

Which Fort Worth neighborhoods are closest to TCU?

University Place and University West are closest — roughly half a mile, a 2-minute drive or an 11 to 13 minute walk to the main campus at 2800 S University Drive. Westcliff and Colonial are about a mile. Overton Park and Tanglewood are 1.9 and 2.3 miles, a five to seven minute drive.

How much does a house near TCU cost?

Over the trailing twelve months, median closed sale prices ran from $675,000 in Westcliff to $1,006,000 in Tanglewood, with Colonial higher at $2,425,000. University Place closed at a median of $810,000 and University West at $800,000.

Can I rent rooms to my student’s roommates?

Are homes near campus noisy?

It depends on the block, not the neighborhood. Student rentals concentrate around Wabash and Rogers in east University West, east of University Place off Forest Park, and north of Bluebonnet Circle. Colonial, Overton Park and Tanglewood have no student housing.
