LAKE WORTH

Written by Eric Duran — Founder and Realtor, The Fort Real Estate · Updated October 20, 2026

The short answer: Lake Worth has its own city government and its own school district — Lake Worth ISD, not Fort Worth ISD — which catches people out. 57 homes closed in the twelve months to October 2026 at a $229,000 median, 1,410 square feet built around 1960, about $172 a foot. The newer stock moves much faster: homes built since 2000 closed at a median $388,750 and went under contract in 12 days, against 24 days for the market overall.

Lake Worth is a small city of its own on the northwest edge of Fort Worth, wrapped around the lake it is named for, in ZIP 76135. It has its own school district — Lake Worth ISD, not Fort Worth ISD — and its own city tax rate, which together put the total property tax burden at about 2.236%. It is one of the few places this close to the Naval Air Station and the Lockheed plant where the median house still trades near $229,000.

Fifty-seven single-family homes closed here in the twelve months to October 2026. The median was $229,000 for about 1,410 square feet, built in 1960, and it went under contract in 24 days at 97% of its original asking price. For a market at this price point, that is a brisk, orderly pace.

The number that stands out sits in the newest houses. Only eight of the 57 sales were built in 2000 or later — most of them in 2025 — and those closed at a median of $388,750 in twelve days at 98.2% of ask. They cost about 90 percent more than a pre-1960 Lake Worth house and still sold faster than anything else in the city. There is real, thin demand for new construction here that the headline median completely hides.

For anyone thinking about selling, the more useful comparison is between what sold and what is sitting. The 23 homes on the market are asking a median of $229,800 — essentially the same as the median that actually closed. But 14 of those 23 have already cut their price, and they have been listed a median of 53 days against the 24 days the sold homes needed. The current asking prices are not the problem. The prices they started at were.

FREQUENTLY ASKED QUESTIONS

Is Lake Worth part of Fort Worth?

No. Lake Worth is its own incorporated city on Fort Worth’s northwest side, in ZIP 76135, with its own city government and its own school district. That matters for taxes: the combined rate is about 2.236%, built from Lake Worth ISD at 1.2265, the city at 0.517063 and the shared county levies of 0.4923.
