WESTWORTH VILLAGE

The short answer: Westworth Village carries the lowest property tax rate on the west side at 1.996%, which on a $525,000 house is worth roughly $2,950 a year against the 2.558% next door in River Oaks. 29 homes closed in the twelve months to October 2026 at that $525,000 median — 2,300 square feet, built around 2018, about $225 a foot, under contract in a median 20 days. Sales ran from $160,000 to $2,196,000, because a 1950s city is being rebuilt house by house.
Westworth Village is a small incorporated city of its own in 76114, tucked between the naval air station and the Trinity. It is the quietest of the west-side cities and, right now, the one changing fastest.
The numbers make that plain. The median home that closed here in the past year was built in 2018 — not 1958, which is when most of the city was originally built out. Of 29 closed sales, 13 were pre-1960 homes at a median $335,000 for about 1,500 square feet, and 15 were built since 2000 at a median $665,000 for about 2,700 square feet. Those are two different products on the same streets, and right now the newer half is the larger half.
What that means in practice is that Westworth Village is a teardown and rebuild market. Buyers are paying for lot and location and putting up something substantially larger. If you own an original home here, the land is likely worth more than the comparable sales on finished houses suggest.
It also has the lowest property tax rate on the west side — 1.996% for 2026, made up of the City of Westworth Village at 0.475000, Fort Worth ISD at 1.029099, and the Tarrant County base. Against River Oaks at 2.558%, that is roughly $1,400 a year less on a $250,000 home, and considerably more at the price points that actually trade here. On a $525,000 home the annual gap against River Oaks is close to $3,000.
For anyone working at the naval air station, the main gate is four minutes away — 1.8 miles from White Settlement Road and Westworth Boulevard, arriving 6:30 on a weekday. Lockheed Martin is the opposite direction and a genuinely different trip at eight to sixteen minutes.

One note on the current market: 14 homes are listed as of October 2026 at a median $629,950, half of them already reduced, and they have been sitting a median 56 days. Closed sales moved in 20 days. The gap between those two numbers is the asking prices on the newer inventory.

FREQUENTLY ASKED QUESTIONS
How much do homes in Westworth Village cost?
The median single-family sale was $525,000 over the twelve months to October 2026, across 29 closed sales ranging from $160,000 to $2,196,000. That range is wide because two markets are trading side by side: original pre-1960 homes at a median $335,000, and homes built since 2000 at a median $665,000. (NTREIS, pulled October 14, 2026.)
Why is the median home in Westworth Village so new?
Because it is a rebuild market. The median year built among last year’s closed sales was 2018, even though most of the city was originally built out in the 1950s. Fifteen of 29 sales were built in 2000 or later. Buyers are purchasing lot and location and replacing the house, which is why the median age of what sells is so much younger than the age of the city.
Is Westworth Village part of Fort Worth?
No. It is its own incorporated city in Tarrant County, in the 76114 ZIP, with its own city government. It is served by Fort Worth ISD, which is a separate question from city limits and catches people out.
What are property taxes in Westworth Village?
The combined 2026 rate is 1.996% — City of Westworth Village 0.475000, Fort Worth ISD 1.029099, plus the Tarrant County base of 0.492300. That is the lowest combined rate of any city on the west side. On a $525,000 home the annual difference against River Oaks at 2.558% is close to $3,000. (Tarrant County 2026 adopted rates.)
How far is Westworth Village from NAS JRB Fort Worth?
Four minutes and 1.8 miles from White Settlement Road and Westworth Boulevard to the main gate, arriving 6:30 AM on a weekday. It is one of the four closest areas to that gate. Lockheed Martin sits at the far end of the same runway and is a different trip — eight to sixteen minutes and 4.6 miles.
