RIVER OAKS

Written by Eric Duran — Founder and Realtor, The Fort Real Estate · Updated October 20, 2026

The short answer: River Oaks sits two minutes and half a mile from the NAS JRB main gate, closer than anywhere else on this site. 53 homes closed in the twelve months to October 2026 at a $250,000 median — 1,380 square feet built around 1951, about $201 a foot — under contract in a median 27 days at 96.7% of asking. Two things catch people out: it is Castleberry ISD, not Fort Worth ISD, and at 2.558% it carries the highest property tax rate of the west-side cities.

River Oaks is its own incorporated city inside Fort Worth — a little over a square mile in 76114, with its own city hall and its own school district. Most people assume it is a Fort Worth neighborhood. It is not, and that has real consequences for your tax bill and your schools.

It is also the closest residential address to the NAS JRB Fort Worth main gate by a wide margin. From Long Avenue and River Oaks Boulevard the gate is two minutes away, half a mile, arriving at 6:30 on a weekday morning. Nothing else on the west side is in the same range. River Oaks also has its own East Gate, open 6:00–9:00 AM and 3:00–6:00 PM on weekdays and closed on holidays — useful on a standard shift, less so on a rotating one, and worth checking against your own schedule before you buy.

The housing stock is mostly original post-war construction. The median home that closed in the past year was built in 1951, about 1,380 square feet on a fifth of an acre, at $250,000. Forty of the 53 closed sales were built before 1960 and ran a median $232,500. The twelve built since 2000 ran $414,900 for about 2,070 square feet, so there is newer product here, just not much of it.

Two things buyers should weigh honestly. First, the tax rate: 2.558% for 2026 — the City of River Oaks at 0.818931, Castleberry ISD at 1.246900, plus the Tarrant County base. That is the highest combined rate of any city on the west side. Against Westworth Village at 1.996%, the difference on a $250,000 home is roughly $1,400 a year.

Second, this is a slow market to sell into. Over the twelve months to October 2026, 58 River Oaks listings came off the market without a recorded sale against 53 that closed — the weakest ratio of any west-side city we track. Homes that did sell moved reasonably: 27 days to contract at 96.7% of original asking. The difficulty is not speed, it is getting priced right in the first place.

Castleberry ISD serves the city, not Fort Worth ISD. Confirm the attendance zone for a specific address before making an offer.

FREQUENTLY ASKED QUESTIONS

How much do homes in River Oaks cost?

The median single-family sale was $250,000 over the twelve months to October 2026, across 53 closed sales ranging from $120,000 to $774,000. Homes built before 1960 — 40 of those 53 — ran a median $232,500. The twelve built since 2000 ran a median $414,900. (NTREIS, pulled October 14, 2026.)

Is River Oaks part of Fort Worth?

No. River Oaks is its own incorporated city in Tarrant County, just over a square mile, with its own city government and its own school district, surrounded by Fort Worth. The 76114 ZIP and the mailing address lead most people to assume otherwise.

How close is River Oaks to NAS JRB Fort Worth?

Two minutes and about half a mile from Long Avenue and River Oaks Boulevard to the main gate, arriving 6:30 AM on a weekday. It is the closest residential area to that gate anywhere on the west side. River Oaks also has its own East Gate, open 6:00–9:00 AM and 3:00–6:00 PM weekdays and closed holidays, which matters if you work a rotating shift. Lockheed Martin is the opposite direction — twelve to twenty minutes and 6.6 miles.

Why do so many River Oaks listings come off the market without selling?

Over the twelve months to October 2026, 58 listings were cancelled or expired against 53 that closed. That is the weakest ratio of any west-side city in our data. Homes that did sell moved at a normal pace — 27 days to contract at 96.7% of original asking — so the issue is pricing at the start rather than demand once a home is priced correctly. (NTREIS, pulled October 14, 2026.)

What school district serves River Oaks?

Castleberry ISD, not Fort Worth ISD. Confirm the attendance zone for the exact address before making an offer.

What are property taxes in River Oaks?

The combined 2026 rate is 2.558% — City of River Oaks 0.818931, Castleberry ISD 1.246900, plus the Tarrant County base of 0.492300. That is the highest combined rate of any west-side city. On a $250,000 home the difference against Westworth Village at 1.996% is roughly $1,400 a year. (Tarrant County 2026 adopted rates.)
