RIVER DISTRICT

The short answer: only 10 single-family homes closed in the River District in the twelve months to October 2026, so treat the $704,500 median as a guide rather than a settled figure. At about $274 a square foot it is the highest on the west side, and the pattern inside those ten sales is the real finding: every one was built 2010 or later, while every pre-1960 listing failed to sell. Four minutes to the NAS JRB gate, 10 to 18 minutes to Lockheed Martin.
The River District runs along the Trinity in 76114, off White Settlement Road and Roberts Cut Off. It is new, it is dense, and it is the most expensive ground per square foot on Fort Worth’s west side. One warning before the numbers: the MLS plats much of it as “Rivercrest Addition,” which has nothing to do with Rivercrest proper over in 76107. Different neighborhood, different price point entirely.
Only ten single-family homes closed here in the last twelve months, so every figure below is a guide rather than a settled number. That median was $704,500, for about 2,430 square feet built in 2016, on 0.14 acres — roughly $274 per square foot. That is the highest price per foot on this side of town: Burton Hill, barely a mile away, runs $221, and Ridgmar runs $233.
The more interesting number is which houses sold. All ten closings were built in 2010 or later. The older stock on Slate Street and Red Bud Lane — houses from 1930, 1952 and 1954 — listed during the same period, and every one of them cancelled or expired without selling. Not a single pre-1960 home closed in twelve months. Buyers here are paying for new construction on a small lot near the river, and at the moment they are not paying for anything else.
For anyone weighing the commute, the River District is decisively a base neighborhood: four minutes and 1.4 miles to the NAS JRB main gate, against ten to eighteen minutes and 5.5 miles to the Lockheed Martin entrance. Property taxes run 2.227% — City of Fort Worth, Fort Worth ISD and the Tarrant County base.

FREQUENTLY ASKED QUESTIONS
Is the River District the same as Rivercrest?
No, and the MLS makes this confusing. Much of the River District is platted as “Rivercrest Addition,” but it is in 76114 along the Trinity off White Settlement Road. Rivercrest proper is in 76107 around River Crest Country Club, and is a far more expensive, far older neighborhood.
What do homes in the River District sell for?
Only ten single-family homes closed in the twelve months to October 2026, so the sample is small. That median was $704,500, ranging from $452,000 to $1,200,000, for about 2,430 square feet built in 2016 — roughly $274 per square foot.
Why is the price per square foot so high?
At $274 per square foot the River District is the most expensive ground on the west side, against $221 in Burton Hill about a mile away and $233 in Ridgmar. Buyers are paying for new construction on small lots close to the Trinity rather than for land — the median lot is 0.14 acres.
Are the older homes in the area selling?
No. All ten closed sales in the last twelve months were built in 2010 or later. The older houses on Slate Street and Red Bud Lane, dating from 1930 to 1954, listed during the same period and every one cancelled or expired without closing. That is worth knowing before buying an older house here as a resale play.
How far is the River District from NAS JRB and Lockheed Martin?
Four minutes and 1.4 miles to the Navy’s main gate, and ten to eighteen minutes and 5.5 miles to the Lockheed Martin entrance, arriving around 6:30 in the morning. It is decisively a base commute rather than a plant commute.
What is the property tax rate?
2.227% for 2026 — the City of Fort Worth at 0.70565, Fort Worth ISD at 1.029099 and the shared Tarrant County levies at 0.4923.
