Fairmount sits just south of downtown Fort Worth in 76110, roughly bounded by Magnolia, Hemphill, Eighth and Jessamine. It covers about a square mile and was assembled from roughly twenty subdivisions platted between 1883 and 1907, which is why the street grid is tight, the lots are narrow and the porches face each other across the sidewalk.
The Fairmount–Southside Historic District was listed on the National Register of Historic Places in April 1990, with a boundary expansion in 1999. It runs to 346 acres and 1,013 contributing buildings, and is asserted to be the largest historic district in the southwestern United States. The housing is Late Victorian, Craftsman and early twentieth-century revival, and because it has been restored house by house over forty years rather than developed all at once, no two blocks look quite alike.
There is one thing to understand before you buy here, and it is the most common surprise. Fairmount carries two designations. The National Register listing is largely honorary. The second one is not: in October 1990 the City of Fort Worth also designated it a Historic and Cultural Landmark District, and that is the designation with teeth. Exterior changes require a Certificate of Appropriateness approved by the city Historic Landmarks Commission, covering work such as windows, siding, porches, roofing and painting original masonry. Applications are due the third Monday of the month and hearings are held the second Monday.
That is not a reason to avoid Fairmount. It is the reason Fairmount still looks the way it does. But it does mean a renovation plan needs checking against the district design standards before you write an offer, not after closing. I run that check for clients as a matter of course, and the city Planning and Development Department will confirm what applies to a specific address.
Day to day, the draw is Magnolia Avenue. The restaurant and bar district runs along the northern edge of the neighborhood, and the hospital district and downtown are both a few minutes away. It is one of the few parts of Fort Worth where walking somewhere for dinner is genuinely normal.
